At the mid-year point, South Carolina boasts three of the top-selling 50 master-planned communities in the U.S.

RCLCO Real Estate Consulting ranked Cane Bay Plantation in Berkeley County at No. 5 with 525 sales during the first six months of 2022. That’s down 9 percent from last year’s midpoint.

Nexton, also in Berkeley, came in at No. 22 with with 308 sales, down 5 percent from the first six months of last year.

Latitude Margaritaville in Hardeeville near Hilton Head Island ranked No. 39 with 234 sales, down 29 percent from last year from January through June.

The top-selling, master-planned community continues to be The Villages, between Ocala and Orlando, Fla. It had about 1,500 sales, down 25 percent from last year at the midpoint.

Almost all of the top 50 are in the southern tier of states. Texas posted the most with 20, Florida landed 15, Nevada had four, California and Arizona saw three each, and Utah and Washington state notched one each.

Total new home sales among the 50 top-selling master-planned communities declined by 18 percent in the first half of 2022 compared to the same time period last year, according to RCLCO.

“Supply chain issues and inadequate new home inventory have continued to pose problems for developers, as price increases and interest rate hikes have begun to impact traffic from potential buyers in recent months,” RCLCO said in its mid-year report.

Nationally, the average price among all new single-family homes is up 15 percent since mid-2021.

“The results of this updated mid-year report confirm that supply chain disruptions continue to have an impact on the ability of master-planned communities to meet new home demand, though climbing interest rates and price appreciation??????? have begun to have an impact on that demand, at least in the near-term,” said RCLCO principal Karl Pischke.

“However, it is important not to overreact to the slowing of sales seen over the last year, as these are still short-term trends,” he said.

“The long-term future of the for-sale housing industry, as evidenced by favorable demographic tailwinds, is strong,” Pischke said. “And the future of master-planned communities, particularly in their ability to capture an outsized share of buyer demand during uncertain or difficult economic times, provides another reason for optimism.”

Charlotte firm to build supermarket, apartments after paying $12M for Summerville parcel

SUMMERVILLE — A Charlotte real estate company recently paid just over $12 million for nearly 24 acres in Nexton where a new mixed-use, grocery-anchored development will be built.Crosland Southeast plans to build a Publix supermarket and 351 apartments on the western side of Nexton Parkway where Brighton Park Boulevard now ends. SUMMERVILLE — A Charlotte real estate company recently paid just over $12 million for nearly 24 acres in Nexton where a new mixed-use, grocery-anchored development will be built.

Crosland Southeast plans to build a Publix supermarket and 351 apartments on the western side of Nexton Parkway where Brighton Park Boulevard now ends. The property is undeveloped without any streets.

The site, called One Nexton, is directly across the road from a planned Harris Teeter supermarket and is less than a mile from U.S. Interstate 26.

The sales agreement calls for at least 54,000 square feet of retail construction to begin by March 22, 2023, with two more phases and an additional 31,000 square feet of commercial development by one year later.

Publix announced in December it has leased property for the new store, but the Florida-based grocer did not say when construction will begin or how large the store will be.

If the Charlotte firm fails to start construction by the start date, the deed allows Nexton developer Brookfield Residential to repurchase the property at the original sales price.

Construction on the multifamily development is expected to start by late summer, with an opening in 2024.

Future phases will include a hotel, office space, additional retail and more apartments, according to a statement. In all, another 65,000 square feet of retail and restaurant space will be added.

Plans also call for an office core to be developed around One Nexton in about five to seven years.

The new project is part of Nexton’s effort to provide housing, services and job opportunities within its boundaries to allow residents to live, work, play and shop without long commutes, according to Brent Gibadlo, vice president and general manager of Nexton.

“One Nexton will create more employment and business development opportunities for Nexton while also providing meaningful spaces where people can connect and be active,” said Peter Pappas, managing partner with Crosland Southeast.

After One Nexton is completed, it will be connected to a network of parks and trails throughout the 5,000-acre Nexton development where as many as 7,500 homes could be built about 25 miles from downtown Charleston.

At the end of 2021, the subdivision, which is mostly in unincorporated Berkeley County, had 1,675 occupied homes and another 250 sold and under construction, according to spokeswoman Cassie Cataline.

At full buildout, Nexton could be home to 18,750 residents, larger than the current combined populations of Moncks Corner and Hollywood.

Just west of Nexton near the Nexton Parkway interchange at I-26 sits about 1,000 acres annexed by the town of Summerville in 2020. The tract almost abuts the One Nexton site.

It’s approved for up to 700 homes, and plans for the first 177 along Linda Way near Drop Off Drive have been presented to the town. Drop Off Drive is a frontage road between Nexton Parkway and Jedburg Road along the northern side of I-26.

New bank branch in Nexton

First Citizens Bank has opened a new full service, 4,500-square-foot branch in the Nexton development at the corner of Nexton Parkway and Cross Park Drive, at 107 First Citizens Way, Summerville.

In addition to a staffed lobby, the full-service branch features a drive-through, ATM service, ample parking and a night depository. Hours of operation are 9 a.m. to 5 p.m., Monday through Friday.

Local store celebrates anniversary

A Summerville-based electrical supplies store has celebrated 25 years in the community.

City Electric Supply (CES) is a family owned business located at 320 E. Fifth N. St. It held a special event for the anniversary on Dec. 9 that included prizes, special promotions, raffles and food.

“Knowing that I opened this branch for City Electric Supply in 1996 and had the opportunity to help make it grow, it feels good to be a part of such an amazing celebration,” said branch manager Archie Winningham. “I want the customers to know just how much they mean to us here at City Electric Supply Summerville.”

Vendors were also on site to discuss the newest products, give demonstrations and answer any questions customers had.

Get fit in Goose Creek

Planet Fitness held its grand opening in Goose Creek on Dec. 17.

The fitness business is located at 214 Saint James Ave. and is open until midnight every day for workouts. Business operating hours are between 9 a.m. and 3 p.m.

The company markets itself on creating a workout environment where everyone feels accepted and respected. Goose Creek Planet Fitness manager Taylor Vega said the location has certified trainers ready to help customers feel welcomed, whether they’re first-time gym users or fitness veterans. As of Dec. 16, the business had 500 members.

Planet Fitness has more than 2,000 locations around the country and outside of it, according to its website.

VA recommends expanding South Carolina hospital

CHARLESTON, S.C. (WCBD) — The Department of Veterans Affairs has recommended that the Charleston Veterans Affairs Healthcare System expand its operations to become a dual hospital healthcare system.According to the VA, two of the recommendations are to construct a new hospital in Summerville and build a new bed tower at the existing Ralph H. CHARLESTON, S.C. (WCBD) — The Department of Veterans Affairs has recommended that the Charleston Veterans Affairs Healthcare System expand its operations to become a dual hospital healthcare system.

According to the VA, two of the recommendations are to construct a new hospital in Summerville and build a new bed tower at the existing Ralph H. Johnson VA Medical Center.

“A new VAMC in the vicinity of Summerville, South Carolina will allow for the recommended relocation of all long-stay CLC services and a portion of primary care, outpatient mental health care, and outpatientspecialty care services currently provided at the Charleston VAMC,” the VA stated in a report.

The report recommends that Charleston’s healthcare system build more facilities and serve more veterans as the demand for healthcare grows in the Lowcountry.

“Several years ago, the VA started what we call Market Assessment Process and looked at all the 170 VA’s across the country to see what we needed to look like into the future,” said Scott Isaacks, the Chief Executive Officer of the Ralph H Johnson VA Healthcare System. “Here in Charleston, we’ve been a growing facility for a long time.”

The recommendation will go through the Asset and Infrastructure Review Commission for approval. It will be then passed on to President Joe Biden to approve within the next year. Once that happens the project can be funded.

“The one thing that’s been lacking is enough space to take care of the patients that are coming in the door. We’ve grown tremendously over the past ten years. This report shows that over the next ten to 15 years Charleston is going to be the third fastest-growing facility in the country,” said Isaacks.

Issacks said the project will likely be completed in eight to 10 years.

“We’ve already been approved to enhance this facility downtown,” Isaacks said.

The new bed tower will allow the current hospital to increase inpatient beds in order to handle acute care patients. A new clinic in Beaufort has also been given the green light.

“Establishing a new acute care facility (in downtown Charleston) is required to meet future demand for inpatient medical and surgical care, inpatient mental health care, outpatient surgical, and emergency department services,” the VA stated in the report.

Georgetown County will not be without a VA healthcare location after a new outpatient facility was approved. Enrollees for VA healthcare in the county are expected to rise almost 30% by 2029 according to the VA.

“We really see Georgetown as a middle point between Charleston and Myrtle Beach and that’s where we’ve got a lot of veterans, retirees and others that live here,” said Isaacks.

The Charleston VAMC is also advised to have collaborations with community healthcare providers in Myrtle Beach and Savannah, Georgia. New facilities are proposed to be built in those cities under the recommendations as well.

“Myrtle Beach and Savannah, which are existing facilities, those will expand greatly to be able to provide more specialty care and more procedures,” said Isaacks.

A Brunswick, Georgia clinic, that covers three counties, will also be absorbed by the Charleston VA Healthcare System. This expansion means that the Charleston VAMC would cover the Atlantic coast from the North Carolina border to the Florida border.

The Ralph H. Johnson VA Healthcare System is expanding its offerings as well. The hospital now can perform transplant surgeries after being approved to become a transplant procedure hospital.

“If you need surgery and if you need complex care you will come downtown to get that care,” said Isaacks. “If you need outpatient services, nursing home placement and mental health inpatient care you will be out in Summerville.”
